A home inspection is a visual inspection of the structure and components of a home to find items that are not performing correctly or items that are unsafe. If a problem or symptom of a problem is found the home inspector will include a description of the problem in a written report and may recommend further evaluation. Before you close, you need to consider whether or not repairs are needed now and who will pay for them.
A home inspection is important because a buyer needs an affordable home inspection to find out all the problems possible with the home prior to moving in. It is recommended that you do not use a friend for an inspection. You should have an un-bias inspection, so when the inspector does find problems, they won't be easily minimized by the other parties because of friendship.
Radon comes from the ground. Its an odorless, tasteless and invisible particle. When we test for radon the property has to be closed for 12 hours prior to testing. Our test process takes 48 hours. From there we send to a certified lab for diagnosis. All results are delivered within 24 hours and will be recorded to Florida Department of Health. No two homes or commercial properties will be the same. We recommend a radon test every 5 years. Remember its the second leading cause of lung cancer compared to smoking.
Well water testing is required when a property has a well and for real estate transactions. We have a 3 part test and results are emailed to you within 72 hours. Availability is limited due to weekends.
4 Point Inspection is for insurance reporting. We inspect the Roof, Mechanical, Electrical, and Plumbing Elements.
Wind Mitigation Inspection is to determine the resistance of uplift from wind. This is one of our many services that your home inspector will perform for insurance companies.
Our home inspectors are trained for home and spa inspections. This type of service can be done with your home inspection or a single service.
Mobile Homes and manufactured homes are inspected with the same due diligence as slab properties. From the crawl space to the roof.
Commercial Property Inspections are inspected with the same manner as residential property. We inspect all panel boxes, HVAC units, roof, plumbing, doors and windows. We additionally will inspect concrete floors for previous residue.

Floor and rug consulting services is different from our home inspection services. We are certified and our reporting is detailed for carpet, laminate, hardwood or tile surface.
The owner of Emerald Inspection Service is certified for Log Cabin homes. While the styles differ the foundation is the same. There is chinking and head rooms that will be inspected thoroughly for example.
